Clearly define the project scope, including desired outcomes, functional requirements, aesthetic preferences, and any special considerations to ensure feasibility. Additionally, set aside a contingency fund to cover unexpected changes or additions that may arise.
With a complete team in place and a budget established, Oztech will provide a design contract. This contract will detail all inclusions in the design process:
– Pre-Design Stage: This includes a site visit, perform site analysis, gather diverse information, oztech’s checklist and clients ideas and wish list.
– Concept Design Stage: This includes conducting land survey, obtain existing building information, develop conceptual sketches and provide basic elevation visuals.
– Design Development stage: This stage includes, collaborating with engineers, finalising design solutions, external and internal finishing schedule, planning application preparation and submission of planning application.
– Construction Documentation Stage: This includes collaboration with trade, review design, produce construction drawings and structural engineering plans, finalising scheduling, energy report, council building permit and final construction quote.
The contract will include the costs associated with the entire design process, including council-related applications and consents, ensuring an approved building permit and a build quote ready for construction.
Milestone 1 – Pre-Design Phase
During this initial phase, our focus is on comprehending the client’s needs and gathering essential data to ensure a thorough grasp of the client’s design objectives, enabling us to bring your vision to life.
– Conduct Site Visit: We personally inspect the property to gain firsthand knowledge of its layout, surroundings, and potential challenges.
– Perform Site Analysis: A comprehensive analysis of the site’s characteristics and constraints is carried out to inform the design process effectively.
– Gather Diverse Information: We collect a range of pertinent details specific to your property, such as title documentation, dial-before-you-dig information, property particulars, stormwater discharge points, existing sewer plans, re-establishment surveys, and soil reports.
– Completion of Oztech’s Checklist: The client is requested to fill out the Oztech’s checklist, ensuring that all necessary aspects are addressed and considered.
– Client ideas and wish list discussion: We engage in a detailed meeting including conversation with the client to understand their ideas, preferences, and aspirations for the project.
Milestone 2 – Concept Design Phase
In this phase, we delve into the exploration of design possibilities while ensuring alignment with the client’s requirements and compliance with local regulations.
– Conduct land survey: A thorough survey of the land is conducted to gather precise measurements and understand its topographical features.
– Obtain existing building information: We gather data on the existing building through surveys, including a check survey to verify the accuracy of existing drawings, and prepare measured drawings for reference.
– Develop conceptual sketches: We create preliminary sketches and floor plan layouts to explore design ideas and illustrate the proposed concepts effectively.
– Provide basic elevation visuals: Basic elevation visuals are generated to offer a visual representation of the design direction, aiding in the comprehension of the proposed concept.
Milestone 3 – Design Development Stage
During this phase, the focus shifts towards refining the design to a stage suitable for submission to the council for planning approval, or if such approval isn’t necessary, to finalise the proposed design.
– Collaboration with engineer: Oztech will work closely with the engineer to ensure that the structural design aligns with the project brief.
– Finalizing design solution: The approved concept design will be developed further into a finalized design solution. This will include creating detailed drawings and supplementary materials to effectively communicate the design. Final touches will be made to elevations and renders.
– External materials schedule: A comprehensive schedule detailing the external materials and finishes will be provided.
– Interior design collaboration: Meetings will be conducted with the interior design team to select interior elements that complement the overall design, within budget constraints.
– Planning application preparation: If required, the necessary documents for the planning application will be prepared. This includes collaborating with the town planning consultant, if applicable.
– Submission of planning application: The planning application will be submitted, which includes providing all required plans documentation along with any documents prepared by the town planning consultant, if involved.
Milestone 4 – Construction Documentations Stage
During this phase, the focus is on generating detailed working drawings essential for the actual construction of the project:
– Trade collaboration: Electrical, plumbing, mechanical and concreters etc to ensure seamless integration of all services into the design and engineering aspects.
– Review: Scrutinise the design in comparison to the granted planning permit and its associated conditions, if any, relevant to the documentation.
– Produce construction drawings: Suitable scales encompassing plans, elevations, sections, schedules, and other intricate details necessary for obtaining building approval.
– Energy report: Fulfill regulatory requirements.
– Engineering: Finalise structural and civil engineering blueprints.
– Council: Assemble and submit the requisite documentation for obtaining building permit approval.
– Finalise scheduling: Conclude all interior design elements, internal specifications, and finishing schedules.
– Final building quote: Present a comprehensive building quote, poised for construction commencement.
Once negotiations regarding the pricing and design specifics of your project are finalised, Oztech will provide you with a comprehensive building contract. It’s crucial to carefully examine this document as it outlines every facet of the construction process, including the scope of work, provisional sums, prime costs items, timelines, payment schedules, and any potential liquidated damages. Additionally, your build quotation will be integrated into the contract. Upon mutual agreement and signature by both parties, Oztech will obtain warranty insurance tailored to the finalised building contract.
